Inside Greene County

What the data looks like here.

Greene County pre-probate and inheritance data runs at 93 new records in a typical month and 97 a month across the last twelve, drawn from death and property records rather than a courthouse docket. The slowest tracked month produced 50 records, the busiest 125.

Why investors work Greene County

Greene County's inherited houses are mostly older single family: Springfield's housing study counts 92 percent of the city's residential structures as detached single family. Missouri hands the heir a choice instead of a deadline: deaths on or after January 1, 2005 carry no state estate tax, and there is no inheritance tax. A beneficiary deed recorded before the owner dies passes the house to a named grantee at death with no ordinary probate case; at $40,000 or less and 30 days after death, a distributee can instead file the small estate affidavit in the probate division and record it and the clerk's certificate with the recorder of deeds. A death here creates no sale pressure, only a decision about carrying cost on an older house.

On the ground

Springfield's housing study puts 44 percent of the city's homes in the 1950 to 1970 build window, with the oldest stock northwest of downtown and the newest construction pushed to the southern neighborhoods. Investor ownership runs the other way: the same study counts its heaviest multi-property ownership in West Central, Grant Beach and Robberson, all near downtown, not on the south side. The gradient shows up inside a single neighborhood too. The adopted Rountree plan records median home values of $88,000 on Rountree's north side and $208,000 on its south side. Greene County is not one market, and which side of that line an address sits on is worth checking before an offer.

Comparing Probate Lead Sources in Greene County

Greene County has one probate venue: the Probate Division of the Circuit Court of Greene County, in the 31st Judicial Circuit. Attorneys file there through the Missouri Electronic Filing System, paper filings go in by mail or in person, and filed cases are searchable on Case.net, the statewide public case search. Once letters issue, the clerk publishes notice once a week for four consecutive weeks, and creditors then have six months from that first publication to file in the probate division, with an outer bar of one year from the date of death whether or not administration was ever opened. Every case on that public index started with someone filing, and any other investor can pull the same docket. USLeadList identifies inherited property from death and property records, typically about five weeks after a death, often ahead of a later filing and independent of whether one is ever opened, and each lead goes to no more than three subscribers.

How Missouri rules shape Greene leads

Verified state research, applied locally.

Missouri's beneficiary deed transfers real property to a named grantee at the owner's death without probate, so long as it is recorded before the owner dies (RSMo 461.025, in force since 1989). Property passing that way never generates a probate filing. The small estate affidavit reaches real property too: at $40,000 or less and 30 days after death, the distributee records the affidavit and the clerk's certificate with the recorder of deeds and takes title without administration (RSMo 473.097). Missouri imposes no estate tax on deaths on or after January 1, 2005, because RSMo 145.011 measures the tax by the federal state death tax credit that the Internal Revenue Service no longer allows, and there is no inheritance tax. Nothing is reassessed on transfer, so no recurring cost pushes an heir to sell.

01

Ways property can avoid probate

Beneficiary deed (RSMo 461.025), and for estates of $40,000 or less the small estate affidavit under RSMo 473.097, which passes real property as well as personal property

02

Small-estate route

Small estate affidavit where the entire estate, less liens, debt and encumbrances, does not exceed $40,000 and 30 days have elapsed since death; it covers real property as well as personal property, and the distributee perfects title by filing the affidavit and the clerk's certificate with the recorder of deeds in each county where the land sits (RSMo 473.097; the $40,000 figure dates from 2002 and is unchanged as of 2026)

03

Timing that affects the public record

The clerk publishes notice of letters once a week for four consecutive weeks (RSMo 473.033). Claims are forever barred unless filed in the probate division within six months after the date of the first published notice of letters, or within two months after that notice was mailed to or served on the creditor, whichever is later (RSMo 473.360). An outer bar runs one year from the date of death whether or not administration was ever opened (RSMo 473.444). A will must be presented within one year of death where no notice of letters was published (RSMo 473.050). A small estate affidavit requires 30 days since death, and publication for two consecutive weeks if the property listed exceeds $15,000 (RSMo 473.097).

Where court cases can be checked

A court-file list covers only estates that reach a public probate case. USLeadList starts with death and property matching instead of waiting for that filing.

Why pre-probate

Why pre-probate leads in Greene County, Missouri?

A public probate list requires a filed case. Our source does not require a filing and may precede a later filing, but that is not guaranteed.

01

Inheritance creates a property decision

A death does not guarantee a sale. It does create practical decisions about upkeep, distance, taxes, repairs and whether anyone in the family wants the property.

02

Earlier than a court filing

When probate is required, the public case begins after the death and after someone files. Our county records begin with the death record itself.

03

Not limited to probate cases

Trusts, survivorship ownership and state-specific transfer instruments can move a property without an ordinary probate case. Court-only lists do not identify those paths.

04

Property data with optional contact enrichment

Size, location, value, and tax information come with the property record. Phone, email, spouse, and relative data are available through the skip tracing add-on.

What we mean by pre-probate

Pre-probate > probate. Here's why.

Our Greene County data is not a court probate list. It identifies inherited-property records from deaths, including properties that may later enter probate and properties that never do.

The court docket is only one transfer path.

A trust, survivorship ownership or an authorized transfer deed may keep a property out of an ordinary probate case. The exact rules vary by state, which is why the local court and transfer details above matter.

An inheritance creates choices, not a guaranteed sale:

  • Keep or occupy the property
  • Rent it or transfer it within the family
  • Sell it privately or through a public listing
