How probate leads are priced
Most pricing falls into five models: court filings per record, court filings per county subscription, per-lead data, low-cost list-building tools, and DIY courthouse research. If you want to compare probate lead sources, start with what each model includes, not just the sticker price.

Notice the pattern. Court lists are usually the cheapest per record and name a representative. Inheritance data costs more per record but often arrives earlier and goes to fewer buyers. DIY is free until you count your hours. If you want to find probate leads yourself, the courthouse route is the honest starting point.
What USLeadList costs
USLeadList is pre-probate and inheritance data. It is built from death records and property records, focused on residential properties whose owner has died. Records are delivered monthly by county, typically about five weeks after the death. It is not a court probate list, and it does not include court documents.
Current data pricing is per lead. Your monthly cost is new records in your counties multiplied by your per-lead rate. Volume varies a lot by county, so the county quote shows the estimate.

Historical data uses lower per-lead rates because it is older. This is useful for backtesting a letter, warming up a market or building a larger mailing without paying current-data rates. Rates by lookback:

You can add skip tracing for $0.15 per lead for phone, email and relative data. If you want older records, review historical data before you build a big back-data order. Subscriptions start with a 3-month minimum, longer terms lower the rate, and after the minimum a subscription continues month to month at the same rate.
What actually drives the price
Five things move the number more than anything else.
- County volume. Monthly cost equals new records in your counties times your per-lead rate. A county with 150 new records a month costs very differently from a county with 15. Volume varies a lot by county.
- Data source and timing. Court lists come from filed probate cases. They are cheap per record and start after a filing. USLeadList data is built from death records and property records, delivered about five weeks after the death, and often arrives before a later probate filing. Never guaranteed before every filing. Many inherited homes pass by trust, survivorship or transfer-on-death deed and never produce a probate case.
- How many buyers get the same lead. USLeadList sends each lead to no more than three subscribers. That is limited distribution, not exclusivity. Court filings are public, so every subscriber and every courthouse searcher can see the same names.
- Contact data. Skip tracing adds $0.15 per lead for phone, email and relative data. Some court subscriptions include skip tracing and contact enrichment in the published price. That can make the headline price more competitive than it looks.
- Minimum terms. USLeadList has a 3-month minimum. RealEstateLeads2Go is monthly with no contract. Court subscriptions are monthly. A lower per-lead rate usually means a longer commitment.
A worked example for one county
Example assumptions: a county averaging 150 new records a month. Mail is assumed at about $1.50 per letter, all in for printing plus first-class postage. This is an assumption. Your costs may vary. All numbers below are an example, not a promise of response or deals.

At a 2 percent response rate, 150 letters produce about 3 conversations, so about $157.50 per conversation. At 6 percent, about 9 conversations, about $52.50 each. My own Midwest mailings went from about 1.5 to 2 percent response to about 6 or 7 percent after I changed my first letter. Results vary by market, list and letter.
Back data example: 12 months of history in that county is about 1,800 records. At the 12-month rate of $0.80 with the 10 percent tier for 1,000 to 2,499 leads, that is $0.72 x 1,800 = $1,296, one time.
Court list comparison: the same county as a court-filing subscription is $147 per month for all cases (ProbateData) or about $75 per month at $0.50 per record (The Warren Group, if it files about 150 cases with real property). Court records are cheaper per record but start after a filing, and every subscriber and courthouse searcher sees the same names.
Which option fits you
If you want the lowest cost per record and a named representative, a court list is the better fit. It is cheaper per record and it names a representative. The trade-off is timing and shared access. You are working cases after a filing, and everyone else can see them too.
If you want earlier, less shared records, inheritance data is the better fit. USLeadList data is built from death records and property records, delivered monthly by county, typically about five weeks after the death.
