Motivated seller leads built on inherited homes
Monthly county files from death and property records.USLeadList sells monthly county files of motivated seller leads built on one signal: inherited homes. Each file lists homes whose owner has died, including homes held in living trusts, usually about five weeks after the death. Standard rates run $1.30 to $1.80 a lead, and no more than three USLeadList subscribers get each lead.
This is prospecting data. It is not a promise that anyone will sell. An inherited home is a seller signal, and motivation is learned in conversation.
What Makes a Motivated Seller Lead?
Six common signals and where they come from.A motivated seller has a reason to sell soon. That reason might be a death in the family, a missed mortgage payment, or an empty house. A list can show the reason, not the decision. It tells you who to contact, not who will sell. The table below lists six common signals and where each one comes from.
| Signal | Why it can point to a seller | Where it comes from |
|---|---|---|
| Inherited homes | The owner has died, and the family may not want to keep the property. | Court probate lists, list builders, and USLeadList monthly county files |
| Pre-foreclosures | The owner has missed mortgage payments, and foreclosure has started. | County records and list builders |
| Tax delinquent | The owner owes past-due property taxes. | County tax records, list builders and USLeadList tax delinquency lists |
| Vacant properties | The home is not occupied, and the owner still pays carrying costs. | List builders and driving for dollars |
| Absentee owners | The owner lives at another address. | County assessor records and list builders |
| Code violations | The city has cited the property for a condition problem. | City or county code enforcement records |
Why Inherited Homes Can Be Motivated Seller Leads
A signal a court list can miss.In USLeadList's data, about half of inherited properties sell or transfer title within two years of the death, and some of those transfers stay inside the family. A court list shows a home only after someone files, and homes held in living trusts usually stay off court probate lists. USLeadList uses death and property records instead, so those homes are in the file. In the 12 months through October 2026, about 1 in 7 of our leads was held in a trust, and more than half of our California leads were. Trust-held share by state.
What Is in a County File
The fields behind each lead. Each row begins with a death record matched to a property record. The file provides a name, mailing address, and property details so you can decide whether to send a letter. Phone numbers and emails come through an optional skip tracing add-on, when available. You will not find executor names, case numbers, or court documents here, and a name in the file does not prove who can sell the home.
