USLeadList was started more than 15 years ago by Lance and Terry, two guys who realized that inheritance and probate properties were the most under-marketed opportunity in real estate. They set out to build the data the industry was ignoring.
At the end of 2020, I bought the company.
My name is Micah Nicholes. I was already an active real estate investor using inheritance data as my primary lead source. When Lance and Terry decided to sell, I took over with an SBA loan and my family in tow. I was all in.
Today, USLeadList is a small, family-run business. When you call, you get a real person. Usually, it's me, Havvah, or Ben. We know our subscribers by name. We answer our own phones. And we still do one thing: inheritance property data, done right.
We're not the biggest data company in real estate. We don't want to be.
We just want to be the one that actually works.
What USLeadList does
Matches deaths to residential property
USLeadList builds inheritance prospecting data from death and property records. It does not provide executors, probate case numbers, attorneys, or court documents.
Delivers monthly county files
Buyers choose counties and receive new files monthly. Records are typically available about five weeks after death, although timing varies by source and record.
Supports investor outreach
Historical data and optional skip tracing are available. Our related company YellowLetter handles direct mail.
What makes USLeadList different
No court filing required
A courthouse probate list depends on someone filing a case. USLeadList starts with a death-to-property match, so a record can appear without a probate filing. It is not guaranteed to arrive before every filing.
Limited distribution
The same lead goes to no more than three USLeadList subscribers. That is a cap on our distribution, not market-wide exclusivity.
Clear about what a record means
A death-and-property match does not prove title transfer, authority to sell, distress, or willingness to sell. Buyers still need to verify the property and do their own outreach.
