What people ask when they look us up.What does USLeadList actually sell?
Monthly county files of inherited homes, built from death records matched to property records and typically delivered about five weeks after the death, in 3,143 counties nationwide. We do not sell court probate lists or court records.
Are USLeadList leads exclusive?
No. Each lead goes to no more than three USLeadList subscribers. That limits our own distribution; it does not stop someone else from finding the same property another way.
How much does USLeadList cost?
$1.30 a lead on a 12-month subscription, $1.40 for 6 months, $1.50 for 3 months, or $1.80 for a one-time list. Subscriptions have a 3-month minimum, and skip tracing is $0.15 a lead. See what probate leads cost for a worked budget.
What is in each record?
A first and last name and mailing address, plus the property address, beds, baths, square footage, value estimate, tax assessment and last transaction date. Skip tracing adds phone, email, spouse and up to three relatives. A free historical sample on our probate leads page shows the fields and layout.
How is this different from a probate list?
A court probate list starts from court filings, so it only shows estates that go to probate. Our files start from death and property records, so they also include inherited homes held in living trusts, which never produce a probate case. Probate lists leave out trust-held homes.
