Probate leads: property matches, not court lists
USLeadList is a monthly county-level subscription provider of death-record-to-residential-property matched leads. It is not a court probate list. Records typically arrive about five weeks after death without depending on a court filing, but arrival before a filing is not guaranteed. What you actually want from probate leads
Earlier signals, broader coverage, controlled competition.A courthouse filing can be useful, but it appears only after someone opens a case. It is public to every competing investor and excludes inherited properties transferred outside ordinary probate. Our data starts from the death and the property instead.
Start with the death record
The monthly file is built from death and property records, typically about five weeks after death. It does not depend on a probate case being opened.
Reach beyond the docket
Trusts, survivorship ownership, and state-authorized transfer instruments can move a property without an ordinary probate case. Court-only lists cannot show that whole market.
Limit the competition
The same lead is sold to no more than three subscribers. That cap applies to each record, not merely to a marketing territory or package.
