I'm Micah Nicholes. I didn't start USLeadList — I bought it. I was already using the data to find my own deals, and when the two guys who'd run it for fifteen years were ready to move on, I bought the whole thing.

About Micah

I buy real estate — eleven years now. That came first. I started with what I could afford — small multifamily off the MLS, bought with money I’d saved — and kept going. Somewhere along the way I figured out that most "lead lists" are the same recycled data everyone else is already calling. Inheritance was the exception. When someone passes and a property lands in a trust, a joint tenancy, or pre-probate, that owner isn’t being worked by fifty other investors — because most of them don’t know how to find it. USLeadList was where I got that data.

At the end of 2020 I bought the company. It had been running well for fifteen years — two gentlemen in their seventies, a genuinely good product — but they were running a digital business on paper. Paper orders, the whole thing. It worked, but it was falling behind, and I could see the upside sitting right there. So I took an SBA loan, moved my family into it, and bought it from a customer’s seat. No incubator, no pivot — just a customer who thought the data was worth taking over before anyone could water it down.

First thing I did was drag the product into this decade — the website, the delivery. Then I did what I always do: I ran the data myself. Test-marketed it across the country, and it produced more deals than one investor could work — which is exactly why there’s anything left to sell you. I still buy houses. I also run HouseBuyerz, my cash-buyer operation in Wisconsin, and YellowLetter, our direct-mail arm. Source the lead, print the mail, buy the property — the same playbook I run every month, put in front of you.

The right lead isn’t the one everybody else is already calling. I’ve spent years doing these deals myself, and the ones that actually paid were never the leads the whole market was chasing. Inheritance is different. That’s the whole thesis.
