Inside Jasper County

What the data looks like here.

Jasper County's biggest city, Joplin, and its county seat, Carthage, sit in one pre-probate and inheritance data set: 59 new records a month. It is built from death and property records without waiting for a probate filing, and no lead goes to more than three subscribers.

Why investors work Jasper County

Missouri hands heirs a real choice. A beneficiary deed recorded before the owner dies passes a house to a named grantee with no probate case at all, and because the state levies no estate or inheritance tax and reassesses nothing on transfer, no deadline or new tax bill pushes anyone to sell. Joplin's housing stock is small and old: the city's own preservation plan counts about 32.5 percent of its houses built before 1950, most in the early twentieth century, and ties that modest scale to the mining-era working class. Nothing forces a quick decision, so waiting for a probate file to appear is a poor way to find the property.

On the ground

Joplin began as two towns on either side of Joplin Creek, and the west side, where Murphy and Davis built their store and smelter, became the commercial center when the towns merged in 1873. The county's wealth lived in Carthage, the seat, which is why Joplin's houses are small and its neighborhoods solidly middle class. Mine shafts clustered on the west and northeast sides, and the city's preservation plan records lead-contaminated soils in central-west residential areas remediated in the 1990s. Main Street still runs on the heights west of the creek, and a Joplin address at the southern edge of town can fall in Newton County, so confirm both before you price the house.

Comparing Probate Lead Sources in Jasper County

Jasper County makes up Missouri's Twenty-Ninth Judicial Circuit, and probate goes to its Probate Division of the Circuit Court, which sits in Carthage while the circuit keeps a second courthouse in Joplin. Attorneys file through Missouri's statewide eFiling system, and filed cases appear on Case.net, the public case search run by the state courts administrator, which the court says is thin before June 2000. After letters issue, the clerk publishes notice weekly for four weeks, and creditors have six months from that notice to file a claim. Estates under $40,000 can use the small estate route, which the court calls a short form of probate, so it stays in court. A recorded beneficiary deed is the exception: it moves the house at death with no probate case and never appears on the docket. The docket is public, it starts later, and any other investor can pull the same names from it; USLeadList's pre-probate and inheritance data comes from death and property records about five weeks after the death, without waiting for a filing, often before one, and not limited to estates that reach probate.

How Missouri rules shape Jasper leads

Verified state research, applied locally.

Missouri's beneficiary deed transfers real property to a named grantee at the owner's death without probate, so long as it is recorded before the owner dies (RSMo 461.025, in force since 1989). Property passing that way never generates a probate filing. The small estate affidavit reaches real property too: at $40,000 or less and 30 days after death, the distributee records the affidavit and the clerk's certificate with the recorder of deeds and takes title without administration (RSMo 473.097). Missouri imposes no estate tax on deaths on or after January 1, 2005, because RSMo 145.011 measures the tax by the federal state death tax credit that the Internal Revenue Service no longer allows, and there is no inheritance tax. Nothing is reassessed on transfer, so no recurring cost pushes an heir to sell.

01

Ways property can avoid probate

Beneficiary deed (RSMo 461.025), and for estates of $40,000 or less the small estate affidavit under RSMo 473.097, which passes real property as well as personal property

02

Small-estate route

Small estate affidavit where the entire estate, less liens, debt and encumbrances, does not exceed $40,000 and 30 days have elapsed since death; it covers real property as well as personal property, and the distributee perfects title by filing the affidavit and the clerk's certificate with the recorder of deeds in each county where the land sits (RSMo 473.097; the $40,000 figure dates from 2002 and is unchanged as of 2026)

03

Timing that affects the public record

The clerk publishes notice of letters once a week for four consecutive weeks (RSMo 473.033). Claims are forever barred unless filed in the probate division within six months after the date of the first published notice of letters, or within two months after that notice was mailed to or served on the creditor, whichever is later (RSMo 473.360). An outer bar runs one year from the date of death whether or not administration was ever opened (RSMo 473.444). A will must be presented within one year of death where no notice of letters was published (RSMo 473.050). A small estate affidavit requires 30 days since death, and publication for two consecutive weeks if the property listed exceeds $15,000 (RSMo 473.097).

Where court cases can be checked

A court-file list covers only estates that reach a public probate case. USLeadList starts with death and property matching instead of waiting for that filing.

Why pre-probate

Why pre-probate leads in Jasper County, Missouri?

A public probate list requires a filed case. Our source does not require a filing and may precede a later filing, but that is not guaranteed.

01

Inheritance creates a property decision

A death does not guarantee a sale. It does create practical decisions about upkeep, distance, taxes, repairs and whether anyone in the family wants the property.

02

Earlier than a court filing

When probate is required, the public case begins after the death and after someone files. Our county records begin with the death record itself.

03

Not limited to probate cases

Trusts, survivorship ownership and state-specific transfer instruments can move a property without an ordinary probate case. Court-only lists do not identify those paths.

04

Property data with optional contact enrichment

Size, location, value, and tax information come with the property record. Phone, email, spouse, and relative data are available through the skip tracing add-on.

What we mean by pre-probate

Pre-probate > probate. Here's why.

Our Jasper County data is not a court probate list. It identifies inherited-property records from deaths, including properties that may later enter probate and properties that never do.

The court docket is only one transfer path.

A trust, survivorship ownership or an authorized transfer deed may keep a property out of an ordinary probate case. The exact rules vary by state, which is why the local court and transfer details above matter.

An inheritance creates choices, not a guaranteed sale:

  • Keep or occupy the property
  • Rent it or transfer it within the family
  • Sell it privately or through a public listing

FAQ

Jasper County-specific questions.
How many pre-probate leads does Jasper County produce each month?
About 59 in a typical month and 53 a month on average across the last year. The slowest tracked month came in at 30 and the peak at 69, across 56 months of history.
Where does Jasper County file probate, Carthage or Joplin?
Probate work goes to the Probate Division in Carthage even though Joplin is the county's largest city and the circuit keeps a second courthouse there. The court says its own probate records reach back to 1844, while Case.net is thin before June 2000.
Can a Missouri beneficiary deed move a house without probate?
A beneficiary deed recorded before the owner dies transfers the property at death with no probate case, so it never appears on Case.net. The small estate route under $40,000 is different, since the probate division still handles it.
Do you have leads for Carthage, Missouri?
The county file covers qualifying properties throughout Jasper County, including Carthage. Record counts vary by month and are not guaranteed for one city.
How do I work these leads in Jasper County?
Begin with a simple, respectful letter that identifies the property and explains why you are writing. Use a measured follow-up sequence, honor opt-outs, and follow the marketing rules that apply to your channel. Phone and email enrichment is available as an add-on.
Why purchase from USLeadList?
USLeadList matches death records with property records. Each monthly file is checked against MLS data to remove properties already sold. The same lead is delivered to no more than three USLeadList subscribers. This is limited distribution, not market-wide exclusivity or protection from other data sources.
Who uses USLeadList pre-probate leads?
Real estate investors, wholesalers, flippers, and agents looking for inherited-property opportunities.
