Kalamazoo County probate court records: how to search them
What is public, where to search, and what it misses.Kalamazoo County estates go to the Kalamazoo County Probate Court in Kalamazoo, whose records begin in 1832: records from 1832 to 1990 are on microfilm, records from 1990 to 1995 are still in paper files, and active files, closed files and microfilm can be viewed at the court.
How to search the record
The court's Probate Court Index is free to search and view online and is updated in real time as case information is entered. It covers cases from 1995 to today, plus active cases filed before 1995, and shows the case number, type, status, file date, attorney, fiduciaries and a list of document entries, but no images; sequestered cases are left out. Michigan bars creditor claims four months after the published notice to creditors (MCL 700.3801 and 700.3803).
What the court record misses
The index shows the same Kalamazoo County estates to every investor who checks it, and only after someone files. Homes held in living trusts pass outside probate and never open as estates. Probate lists leave out trust-held homes. Ours include them. USLeadList is a data company and is not affiliated with the court.
Inside Kalamazoo County
What the data looks like here.Over the last 12 months, Kalamazoo County's pre-probate and inheritance data averaged about 89 new records a month, and the busiest month since March 2022 reached 116. No lead here goes to more than three subscribers, and none of them wait on a court filing.
Why investors work Kalamazoo County
Michigan does not push heirs toward a sale. Deaths after September 30, 1993 carry no state inheritance tax, and a child inheriting the family home keeps the capped taxable value under MCL 211.27a(7)(u) if the property is not used commercially. The cost appears only if that heir rents it out or leaves it vacant: the principal residence exemption must be rescinded within 90 days under MCL 211.7cc, restoring up to 18 mills of school operating tax under MCL 380.1211. So the decision facing an heir in Kalamazoo, where much of the city's housing is mill-worker stock built between the 1890s and the 1930s, is usually occupancy rather than liquidation, and a Lady Bird deed can pass the house at death with no ordinary probate case.
On the ground
Kalamazoo earned the name "The Paper City" honestly: the first mill went up on the Kalamazoo River in 1867, and by 1902 mills were also running in Plainwell, Otsego, Vicksburg and Three Rivers. That history is legible in the housing. Jacob Kindleberger's Kalamazoo Vegetable Parchment Company drew a village into being at Parchment, and the Bryant Paper Company built hundreds of homes for its workers in the Edison neighborhood over three decades. An investor who prices Parchment and Edison off the county average is pricing mill-era worker housing as if it were something else.
Comparing Probate Lead Sources in Kalamazoo County
Estate matters in Kalamazoo County go to the Probate Court, which since 2025 also carries the Circuit Court's civil docket as the Civil/Probate Division. Attorneys file through MiFILE, and the court's own Probate Court Index is free online, covering cases from 1995 forward with case number, file date, fiduciary and attorney. A Michigan personal representative publishes notice to creditors, and a claim not presented within four months of publication is barred under MCL 700.3801, so the earliest court record already trails the death by weeks. That record is public, which means any other investor can pull the same filed names from the same index. USLeadList builds the county file from death and property records instead, typically about five weeks after a death, without waiting for a filing and independent of whether one is ever opened. A Lady Bird deed is the clearest local example of property that can change hands with no probate case at all, and the file reaches that kind of inheritance too, sold to no more than three subscribers per lead.
How Michigan rules shape Kalamazoo leads
Verified state research, applied locally.Michigan does not pressure heirs to sell. It collects no inheritance tax for deaths after September 30, 1993. Proposal A uncaps taxable value to state equalized value the year after a transfer of ownership (MCL 211.27a(3)), but MCL 211.27a(7)(u) and (7)(v) exempt residential real property conveyed, including from a trust, to the decedent's or the spouse's mother, father, brother, sister, son, daughter, adopted son or daughter, grandson or granddaughter, provided it is not used for any commercial purpose after the conveyance, so a child inheriting the family home does not uncap. Cost appears only if the heir rents it out, forfeiting that exemption, or does not occupy it, which requires rescinding the principal residence exemption within 90 days (MCL 211.7cc) and restores up to 18 mills of school operating tax (MCL 380.1211). Probate is easy to avoid here.
Ways property can avoid probate
Lady Bird deed, the enhanced life estate deed, which is standard Michigan practice and moves real property at death with no probate filing, together with revocable living trusts, joint ownership, and for small estates the affidavit of decedent's successor or the petition and order for assignment.
Small-estate route
$53,000 for decedents dying in 2026 and $51,000 for 2025, from a $50,000 base set by 2024 PA 1 effective February 21, 2024 and adjusted annually under MCL 700.1210. Two routes: the Affidavit of Decedent's Successor, available 28 days after death and limited to estates that include no real property (MCL 700.3983); and the Petition and Order for Assignment, which may include real property, from which indebtedness secured by that real property is deducted up to $264,000 in 2026, and under which heirs remain answerable for the decedent's unsatisfied debts for 63 days after the order (MCL 700.3982).
Timing that affects the public record
On appointment the personal representative publishes notice to creditors, and a claim not presented within four months after the date of publication is forever barred; a known or reasonably ascertainable creditor discovered later must be notified within 28 days of the representative first learning of them (MCL 700.3801). The small estate affidavit requires 28 days after death (MCL 700.3983) and the order for assignment carries a 63 day period of successor liability (MCL 700.3982). No Michigan judiciary source publishes a typical duration.

Why pre-probate
Why pre-probate leads in Kalamazoo County, Michigan?A public probate list requires a filed case. Our source does not require a filing and may precede a later filing, but that is not guaranteed.
Inheritance creates a property decision
A death does not guarantee a sale. It does create practical decisions about upkeep, distance, taxes, repairs and whether anyone in the family wants the property.
Earlier than a court filing
When probate is required, the public case begins after the death and after someone files. Our county records begin with the death record itself.
Not limited to probate cases
Trusts, survivorship ownership and state-specific transfer instruments can move a property without an ordinary probate case. Court-only lists do not identify those paths.
Property data with optional contact enrichment
Size, location, value, and tax information come with the property record. Phone, email, spouse, and relative data are available through the skip tracing add-on.
What we mean by pre-probate
Pre-probate > probate. Here's why.Our Kalamazoo County data is not a court probate list. It identifies inherited-property records from deaths, including properties that may later enter probate and properties that never do.
The court docket is only one transfer path.
A trust, survivorship ownership or an authorized transfer deed may keep a property out of an ordinary probate case. The exact rules vary by state, which is why the local court and transfer details above matter.
An inheritance creates choices, not a guaranteed sale:
- Keep or occupy the property
- Rent it or transfer it within the family
- Sell it privately or through a public listing
