The county's 1964 planning prospectus explains why Suffolk is not one housing market: it measured the county at about 86 miles long and 21 miles wide at the Nassau line, with a glacial ridge running east to west a third of the way in from the Sound. That ridge divides the abrupt north slope from the long, gentle south slope, which is why North Shore and South Shore price differently. The same document records the boom decade of 1950 to 1960, when population jumped from 276,000 to 667,000, and notes that east of Riverhead the county splits into two forks divided by Peconic and Gardiners Bays. A 1950s western Suffolk ranch and a South Fork parcel are not the same asset.

Suffolk estates are filed in the Suffolk County Surrogate's Court, where NYSCEF e-filing has been mandatory since January 24, 2018 for new probate, administration, accounting, and small estate proceedings, and those filings become public court records. New York sets no waiting period before a probate or administration petition can be filed; the practical marker is SCPA 1802, which shields a fiduciary who distributes seven months after letters issue. Article 13 lets a voluntary administrator settle personal property of $50,000 or less, and SCPA 1302 keeps real property out of that route, so it will not move a house by itself. Useful as the docket is, it opens only when someone files, and the same names sit in the same public search for every competitor who looks.
