Inside Bradley County

What the data looks like here.

Over the last 12 months, Bradley County's pre-probate and inheritance data averaged about 45 new records a month, and the busiest month since March 2022 reached 62. Bradley County's pre-probate and inheritance data is built from death and property records, reaching Cleveland and the rest of the county without waiting on a probate filing.

Why investors work Bradley County

Tennessee authorizes no transfer on death deed for real property, and its small estate procedure reaches personal property only, capped at $50,000. A house that was not placed in a living trust or held with a right of survivorship therefore normally does land in the Chancery Court file. Bradley County's own land use plan notes a large, aged housing stock and calls maintenance and renewal of older subdivisions a priority. Nothing in Tennessee pushes an heir to sell: the inheritance tax ended for deaths after 2015 and there is no estate tax. The practical question for an investor is how the property was titled, because title decides whether the transfer ever reaches a courtroom.

On the ground

Bradley County runs on parallel ridges and valleys, and its 2011 land use plan ties development to infrastructure: growth has been greatest where water and sewer were available, and Cleveland annexes ground where new sewer lines reach. The same plan reports regional shopping concentrating along Keith Street and around Paul Huff Parkway, which favored the northern and western county and drew the more expensive housing. Outside that core sit three denser pockets: Charleston on the Hiwassee, Georgetown on SR 60 at the Hamilton County line, and McDonald down on U.S. 11. Treating a North Lee Highway subdivision and a place out past Charleston as one market is a guess.

Comparing Probate Lead Sources in Bradley County

Bradley County estates are filed in Chancery Court, where the Clerk and Master holds the file; the 10th Judicial District's local rules place conservatorships and guardianships in Chancery or another court with probate jurisdiction. Tennessee runs no statewide trial court e-filing, and its public case history covers appellate matters only, so a filed Bradley estate is read at the Clerk and Master's office, not a portal. The clerk publishes notice to creditors within 30 days after the letters issue, and claims are due four months from that first publication, which sets the floor on how fast an estate can close. The small estate route is narrower than it sounds: limited letters take a sworn petition, a 45-day wait, and reach personal property only, so a house does not move that way. Those filed records are public, and a competing investor can read the same file. We build the Bradley list from death and property records about five weeks after a death, without waiting for a filing and without depending on one ever being opened, and each lead goes to no more than three subscribers.

How Tennessee rules shape Bradley leads

Verified state research, applied locally.

Tennessee authorizes no transfer-on-death deed for real property. SB 660 and HB 1600 of 2021, which would have enacted the Tennessee Uniform Real Property Transfer on Death Act, died in subcommittee, HB 1600 in a House subcommittee. Successor bills captioned to enact the same uniform act were filed and also died: SB 984, filed February 5, 2025, after second consideration in Senate Judiciary; HB 1793, filed January 21, 2026, whose sponsors were withdrawn on February 25, 2026 after it went to the House Civil Justice Subcommittee; and its companion SB 2029, filed January 22, 2026, after second consideration in Senate Judiciary. The act has now failed in 2021, 2025 and 2026. The Small Estate Probate Act defines the property it reaches as personal property only, so it cannot pass a house (T.C.A. 30-4-102, Public Chapter 297 of 2023). Inherited real property therefore normally does reach the court record unless it was placed in a living trust or held in tenancy by the entirety or with right of survivorship. Nothing pushes an heir to sell: the Department of Revenue no longer imposes the inheritance tax for deaths after December 31, 2015, and Tennessee has no estate tax.

01

Ways property can avoid probate

Living trust, and joint ownership in tenancy by the entirety or with right of survivorship. Tennessee has no transfer-on-death deed, and its small estate procedure reaches personal property only.

02

Small-estate route

Small estate administration under the Small Estate Probate Act, by limited letters of administration or limited letters testamentary, where the value of the probate property does not exceed $50,000 and 45 days have passed since death with no petition for a personal representative filed; property is defined as personal property only, so the procedure cannot pass real estate (T.C.A. 30-4-102 and 30-4-103, as rewritten by Public Chapter 297 of 2023)

03

Timing that affects the public record

The personal representative publishes notice to creditors under T.C.A. 30-2-306, and all claims must be filed in the office of the county clerk within four months from the first date of publication of that notice (Rutherford County Probate Court). That window is the real floor on how fast an estate can close. The small estate route is separate: a petition for limited letters may not be filed until 45 days after the death, and it is available only where the estate is $50,000 or less and no real property is involved (T.C.A. 30-4-103 as rewritten by Public Chapter 297 of 2023, and T.C.A. 30-4-102, which defines the property it reaches as personal property only). Shelby County Probate Court requires the inventory and the TennCare affidavit within 60 days of appointment and the first accounting at 15 months, and tells personal representatives that most estates can be closed within thirteen months.

04

Where court cases can be checked

none statewide for trial courts. Public Case History at the Administrative Office of the Courts searches appellate cases only, so probate records are obtained from the clerk and master, probate court clerk or circuit court clerk of the county where the estate was opened

A court-file list covers only estates that reach a public probate case. USLeadList starts with death and property matching instead of waiting for that filing.

Why pre-probate

Why pre-probate leads in Bradley County, Tennessee?

A public probate list requires a filed case. Our source does not require a filing and may precede a later filing, but that is not guaranteed.

01

Inheritance creates a property decision

A death does not guarantee a sale. It does create practical decisions about upkeep, distance, taxes, repairs and whether anyone in the family wants the property.

02

Earlier than a court filing

When probate is required, the public case begins after the death and after someone files. Our county records begin with the death record itself.

03

Not limited to probate cases

Trusts, survivorship ownership and state-specific transfer instruments can move a property without an ordinary probate case. Court-only lists do not identify those paths.

04

Property data with optional contact enrichment

Size, location, value, and tax information come with the property record. Phone, email, spouse, and relative data are available through the skip tracing add-on.

What we mean by pre-probate

Pre-probate > probate. Here's why.

Our Bradley County data is not a court probate list. It identifies inherited-property records from deaths, including properties that may later enter probate and properties that never do.

The court docket is only one transfer path.

A trust, survivorship ownership or an authorized transfer deed may keep a property out of an ordinary probate case. The exact rules vary by state, which is why the local court and transfer details above matter.

An inheritance creates choices, not a guaranteed sale:

  • Keep or occupy the property
  • Rent it or transfer it within the family
  • Sell it privately or through a public listing
