Inside Orange County
What the data looks like here.Orange County runs 238 new pre-probate and inheritance data records a month through USLeadList, 244 on a twelve-month average, one of Florida's busiest probate markets. It comes from death and property records, not the courthouse, so it does not wait for a case to be filed.
Why investors work Orange County
Orange County's housing tracks three waves: the 1920s subdivision boom, the GI housing built after World War II, and the tract subdivisions that followed the Martin Company and Disney. Florida adds a recurring cost most states do not: Fla. Stat. 193.155 caps how fast a homestead assessment rises, and subsection (3) resets it to just value once title passes outside the narrow exceptions. An adult child who inherits the family home and moves in gets the house, not the cap, so the tax bill can jump the January after the transfer. That is a genuine reason to weigh keeping against selling, and Florida also lets an owner record an enhanced life estate deed, the common law Lady Bird deed, which can pass a house without an ordinary probate case.
On the ground
Orange County's housing runs in bands, and the Regional History Center traces them. Rail arrived in 1880 and pulled downtown commerce west off Main Street toward Orange Avenue; in the 1920s Orlando's population jumped from about 9,000 to more than 27,000, and more than a dozen subdivisions were platted between 1924 and 1926 alone. After the Glenn L. Martin Company announced in 1955 that it would move its engineers down from Baltimore, many settled at Sky Lake and Pine Hills. Those are three different houses to an investor: a 1920s plat near the core, a postwar house built for returning servicemen, and a Martin-era subdivision are not the same asset.
Where probate is filed
Probate in Orange County is heard by the Probate, Guardianship, Mental Health and Trusts division of the Circuit Court for the Ninth Judicial Circuit. Attorneys file through the Florida Courts E-Filing Portal, and the Orange County Clerk of Courts publishes filed estates on its my eClerk records search, where anyone can pull a case by name back to about 1990. That search is useful and public, so the same filed case is open to every other investor working Orlando, and the creditor clock pushes the useful moment later: notice publishes for two weeks under Fla. Stat. 733.2121 and claims close three months after first publication under Fla. Stat. 733.702. USLeadList also works from the other end, assembling Orange County records from death and property records roughly five weeks after a death, without waiting for a probate filing and often before one. The file is not limited to estates that ever reach the courthouse, and at most three subscribers work a county, so a buyer starts from a death record instead of a filing anyone can already read.
Why pre-probate
Why pre-probate leads in Orange County, Florida?Probate-only data misses half the opportunity. Many estates never enter probate at all — joint tenancies, trusts, surviving spouses. Pre-probate covers them.
Motivated heirs, fresh inventory
Owners of Orange County properties going through probate are typically highly motivated to sell — overwhelmed by upkeep, distance, or emotion.
First contact wins
Probate court is slow. Planting the seed early — well before the courthouse data publishes — is what closes deals six months later.
"As-is" pricing
Pre-probate properties typically sell as-is. The path to a below-market acquisition is substantially shorter than retail listings.
Full property + heir data
Size, location, value, tax info, and (with skip tracing) heir phone and email. Built to be worked, not just mailed.
What we mean by pre-probate
Pre-probate > probate. Here's why.Our Orange County data contains probate leads but isn't limited to them. The best opportunities are estates that never enter probate at all.
Most Florida couples own under "Joint Tenancy."
When one spouse dies, the surviving spouse immediately inherits — no probate. Pure probate lead sources miss every one of these.
The surviving spouse often wants to sell, quickly:
- Overwhelmed by upkeep without their spouse
- Emotional weight of staying in the family home
- Moving in with other family
