Inside Pinal County

What the data looks like here.

Over the last 12 months, Pinal County's pre-probate and inheritance data averaged about 109 new records a month, and the busiest month since March 2022 reached 148. It is built from death and property records, not a probate docket, and each lead goes to no more than three subscribers.

Why investors work Pinal County

Arizona makes it easy to keep a house out of probate: a beneficiary deed recorded during the owner's life under A.R.S. 33-405 transfers the property at death and stays revocable until then, so no case is ever filed. Pinal County's own housing needs assessment found that households headed by someone 65 or over in unincorporated Pinal grew 85 percent between 2013 and 2023, and nearly all of them owned. Arizona also charges no inheritance tax and does not reassess a home when it passes to an heir, so nothing on the tax roll forces a sale. That leaves the heir a real decision about whether to keep, rent or sell, and it is a decision the courthouse never records when a beneficiary deed did the work.

On the ground

Pinal is really two housing markets under one name. The county's housing needs assessment found that about 70 percent of working residents in and around Casa Grande, Coolidge, Eloy and Florence both live and work inside Pinal, while areas closer to Maricopa County send far more of their workers out of it. The same study attributes recent growth to households arriving from Maricopa County, a pattern it calls "drive until you find housing." Price the whole county off one of those commute patterns and you will misjudge the other, so it pays to know which side of that line a property sits on.

Comparing Probate Lead Sources in Pinal County

Probate in Pinal is heard in the Superior Court of Arizona in Pinal County, with the Clerk of the Superior Court taking the filings; eFileAZ accepts only subsequent probate documents and AZTurboCourt covers civil matters, so a new estate still starts on paper. The Arizona Judicial Branch's statewide Public Access lookup leaves probate cases out, so a filed estate comes from the Clerk's office rather than a docket anyone can browse. Those files are public, and any investor who asks the Clerk for them gets the same names you would. Even Arizona's expedited route for real property, the affidavit at A.R.S. 14-3971(E), is filed in the court and waits six months after the death. USLeadList identifies inherited property itself, building the file from death and property records rather than waiting on a case, typically about five weeks after a death and often before a later probate filing. A beneficiary deed recorded under A.R.S. 33-405 can move a house with no case at all, so a docket-only search starts narrower as well as later; the county file is the earlier and wider prospecting list, and each lead goes to no more than three subscribers.

How Arizona rules shape Pinal leads

Verified state research, applied locally.

Arizona is a state where probate is easy to avoid. A beneficiary deed recorded during the owner's lifetime under A.R.S. 33-405 transfers real property to the named grantee beneficiary effective at death and stays revocable until then, so a house passing that way produces no probate filing at all. The small estate affidavits at A.R.S. 14-3971 now clear $200,000 of personal property and $300,000 of real property, both net of liens and encumbrances and the real property measured against assessor full cash value, after Laws 2025, chapter 24. Arizona imposes no estate or inheritance tax and does not reassess property on transfer to an heir, so there is no recurring cost that forces a sale. The practical consequence is that courthouse probate records miss a large share of inherited Arizona homes.

01

Ways property can avoid probate

Beneficiary deed under A.R.S. 33-405, recorded before death and revocable until then, together with the small estate affidavits under A.R.S. 14-3971 and revocable living trusts.

02

Small-estate route

Affidavit for collection of personal property where the value of all personal property in the estate, wherever located, less liens and encumbrances, does not exceed $200,000, usable 30 days after death (A.R.S. 14-3971(B)). Affidavit of succession to real property where the value of Arizona real property, less liens and encumbrances, does not exceed $300,000, usable 6 months after death, with the interest valued from the full cash value shown on the assessment rolls for the year in which the decedent died (A.R.S. 14-3971(E)). Both ceilings were raised from $75,000 and $100,000 by Laws 2025, chapter 24 (HB 2116), which took the general effective date of September 26, 2025. A separate affidavit collects up to $5,000 of wages owed by an employer with no waiting period.

03

Timing that affects the public record

The personal representative publishes notice to creditors once a week for three successive weeks in a newspaper of general circulation in the county, and creditors must present claims within 4 months after the date of first publication or be forever barred (A.R.S. 14-3801). A.R.S. 14-3803 bars a claim not presented within the earlier of the 14-3801 period or two years after the decedent's death plus the time remaining in a period commenced by actual or published notice. Nothing may be collected by small estate affidavit until 30 days after death for personal property or 6 months after death for real property (A.R.S. 14-3971). No Arizona court publishes a typical duration.

04

Where court cases can be checked

Public Access to Court Case Information, the Arizona Judicial Branch statewide case lookup, supported by the eAccess portal for Superior Court records and by separate probate docket search pages published by the larger county Clerks of the Superior Court.

A court-file list covers only estates that reach a public probate case. USLeadList starts with death and property matching instead of waiting for that filing.

Why pre-probate

Why pre-probate leads in Pinal County, Arizona?

A public probate list requires a filed case. Our source does not require a filing and may precede a later filing, but that is not guaranteed.

01

Inheritance creates a property decision

A death does not guarantee a sale. It does create practical decisions about upkeep, distance, taxes, repairs and whether anyone in the family wants the property.

02

Earlier than a court filing

When probate is required, the public case begins after the death and after someone files. Our county records begin with the death record itself.

03

Not limited to probate cases

Trusts, survivorship ownership and state-specific transfer instruments can move a property without an ordinary probate case. Court-only lists do not identify those paths.

04

Property data with optional contact enrichment

Size, location, value, and tax information come with the property record. Phone, email, spouse, and relative data are available through the skip tracing add-on.

What we mean by pre-probate

Pre-probate > probate. Here's why.

Our Pinal County data is not a court probate list. It identifies inherited-property records from deaths, including properties that may later enter probate and properties that never do.

The court docket is only one transfer path.

A trust, survivorship ownership or an authorized transfer deed may keep a property out of an ordinary probate case. The exact rules vary by state, which is why the local court and transfer details above matter.

An inheritance creates choices, not a guaranteed sale:

  • Keep or occupy the property
  • Rent it or transfer it within the family
  • Sell it privately or through a public listing
