PropStream is a self-serve property data subscription. You set the filters, pull a list, and work it yourself. Some alternatives are tools like that at a different price, while a few handle a narrower job. USLeadList publishes this guide and sells one of the options below, so keep that in mind as you compare. We look at six alternatives, including our own.
Short answer: The six PropStream alternatives here are BatchLeads, DealMachine, PropertyRadar, Propwire, REsimpli and USLeadList. Propwire is free to search, DealMachine includes driving for dollars on every plan, and REsimpli pairs data with a CRM. PropStream acquired BatchLeads in 2025, so BatchLeads is not independent. For inherited homes, USLeadList sells monthly county files at standard rates of $1.30 to $1.80 a lead.
PropStream Alternatives Compared
PropStream leads the table so comparisons are straightforward. The details below come from each company's own website on November 6, 2026, using monthly billing. USLeadList publishes this guide and also appears in the table.
| Company | What you get | Published price | Free option |
|---|---|---|---|
| PropStream | Self-serve property data subscription with 21 lead lists | $99, $199 or $699 a month | 7-day free trial and 50 free leads |
| BatchLeads | Self-serve list builder acquired by PropStream in 2025 | $119, $349 or $749 a month | 7-day trial offered |
| DealMachine | Self-serve data platform with driving for dollars app | $119 a seat, $179 a bundle or $599 a package a month | No free trial shown on pricing page |
| PropertyRadar | Self-serve data platform for all 50 states | $119, $249 or $599 a month | Free 5-day trial |
| Propwire | Free property search with filters and downloads, plus skip tracing for a fee | Free search | Free property search |
| REsimpli | CRM that combines data, marketing and operations | $299, $899 or $2,199 a month | 14-day free trial |
| USLeadList | Monthly prepared county files of inherited homes | Standard rates of $1.30 to $1.80 a lead; skip tracing $0.15 a lead | Free sample with up to five older rows |
Use the table to match your needs. Six of the seven companies are tools. With a tool, you set the filters and pull the list, and anyone else on that platform using the same filters can pull the same owners. USLeadList's county files work in a different way. You pick a county, and a prepared list of inherited homes comes each month, with no more than three USLeadList subscribers on each lead. For more options, see the motivated seller lead comparison and the probate lead comparison.
How Much Does PropStream Cost?
At monthly billing, PropStream offers three plans: Essentials for $99 a month, Pro for $199, and Elite for $699. The plans come with 25,000, 50,000, and 100,000 monthly saves and exports. Unused saves and exports do not carry over. Essentials charges 12 cents per contact for skip tracing. Pro and Elite include a set amount of free skip tracing, then charge 10 cents per contact. Essentials allows one account holder. Pro allows two team members, and Elite allows nine. Extra team members cost $30 a month each. Direct mail starts at 57 cents per postcard.
How to Choose a PropStream Alternative
Start with the job you need the tool to do:
- If cost is the problem, start with Propwire, which calls its property search 100% free.
- If you find deals on the street, DealMachine includes its driving for dollars app on every plan.
- If you want phone numbers and emails included, BatchLeads includes them on every plan, and PropertyRadar's Solo plan includes 250 phones and emails a month.
- If you want your CRM and data in one place, REsimpli sells them together.
- If you prefer a prepared list of inherited homes instead of building one yourself, USLeadList delivers a county file of inherited homes every month.
- If you stack several signals and pull your own lists, PropStream's 21 lead lists and mail tools may already be what you need.
PropStream's Pre-Probate List vs a Prepared County File
PropStream has a Pre-Probate list. It says the list finds properties where one of the owners on the title has been identified as deceased. If you already pay for PropStream and want to work inherited homes, try that list first. You pull it, filter it and skip trace it yourself, and other subscribers can pull the same owners.
USLeadList starts from death and property records and delivers a monthly file for each county, typically about five weeks after the death. The files include homes held in living trusts, which usually stay off court probate lists. The files come with a mailing name and address, and no more than three USLeadList subscribers get each lead. Its county files cover that one signal, so they do not replace a list builder if you also work other signals. They do not include court fields such as case numbers or executor names.
One subscriber's numbers appear in the Louisville case study. They are that subscriber's own results, not a promise of what you will get. See pricing and availability for your county.
FAQs
Is there a free alternative to PropStream?
Propwire is the free alternative in this guide. It describes its property search as 100% free and says it covers 157+ million properties. Its terms of use charge 10 cents for each successful skip trace and offer optional paid memberships. Check what you need before you depend on it.
Is BatchLeads owned by PropStream?
Yes. In July 2025, PropStream announced it had acquired BatchLeads and BatchDialer. BatchLeads continues to sell its own plans.
Can USLeadList replace PropStream?
Only if inherited homes are all you work and your county is not sold out. USLeadList's county files cover one signal. PropStream covers 21 lead lists and mail tools. You can run both: a list builder for other signals and a USLeadList file for inherited homes.
